Planning board Meeting for april 18, 2006

 

This meeting was called to order at 6:05 p.m. with all memb(;~rs present.

 

Peter made a motion to approve the minutes and the agenda and Ann seconded.

 

There were no public comments.

 

Old Business-Tax Map 522 Block 1, Parcel 31-indusion of lot 1­approval for Mr. Breen for a minor subdivision located on US Highway 64/74-A and Sweetner Way. Items needed-inclusion of lot 1, ability to use Sweetner Way, letter stating that cannot be further sub-divided. Peter made a motion to accept and Ann seconded. Motion carries. Bill stated that we must have a filed copy for our records within 30 days.

 

New business-Tax Map 521blockl, lot 5 and 52810t 21 form1erly known as Silver City-Ryan Blau made a presentation showing they plan for 32 home sites. Showed both plan A and B for roads. Stated that the water system is being designed by their engineer subject to Chimney Rock Village approval. Stated if sewer is not available, he feels they can accommodate 1 acre lots. Bill Whitman stated that he feels that plan B is apparently not feasible. He also stated that we need to see slopes on the road to the property. Much discussion on these topics. It was pointed out that some sketch lots are smaller than ~ acre. Ryan stated that these can be moved around. Changes in elevation are a problem. The soil needs testing. Bill requested they pay attention to soil erosion. Ryan stated that his client wants the least disturbance. BHl made the statement that we will not be dealing with averages" we need to deal with the actual grade of the road.

 

Item b on new business is the update of Comprehensive Plan-this was updated in 1999-please read and come back with comments to update. Y Oll can look at old one on web site.

 


Public comments-Amy Wald asked if this was a hotel like development, which cannot be used in LR district. Bob Wald asked if they were acquainted with the land disturbance ordinance­they need to look at this before they start clearing.

 

Judy Gosda wanted to know who will maintain the: road-it was stated that the property owner will. This is not a state maintained road.
