(A) No final plat of a subdivision within the defined jurisdiction of Chimney Rock Village shall be
recorded by the Register of Deeds of Rutherford County until it has been approved as provided herein.
To secure approval of a final plat, the subdivider shall follow the procedure established in this section.
Furthermore, no street shall be accepted for ownership and maintenance, nor shall water, sewer or other
public facilities or services be extended to or connected with any subdivision for which a final plat has
not been approved.
(B) Prior to the submittal of a subdivision plat, every subdivision applicant is required to meet with
the Zoning Administrator in a pre-application conference. The purpose of this conference is to provide
clarification and assistance in the preparation and submission of plats for approval. The Zoning
Administrator shall also determine whether the proposed subdivision qualifies as a minor or major
subdivision.
(C) To assure that adequate public utilities and services are available, the Zoning Administrator shall
review for compliance with this section and other village ordinances and regulations. The Zoning
Administrator may meet with any agency or officials deemed necessary to adequately review the plat. The
Zoning Administrator and shall complete such review within 15 days after submittal. If all applicable
provisions of this section and other village ordinances and regulations are met, the Zoning Administrator
shall permit the applicant to proceed for sketch plan approval.
