July 21, 2009 Planning Board Minutes
Members present: Bill Whitman, chairman, Peter O’Leary, vice chairman, Barbara Meliski, secretary, Ann Gaskey, member.
Steve Duncan, finance officer was also present.
The chairman called the meeting to order at 6:02 p.m.
The agenda and minutes were approved by Ann and seconded by Peter. Passed

Public Comments: None
Old Business: None
New business: proposed revisions to the maximum street grade requirements. There was much discussion. Meliski stated that with the research we have done regarding the safety issue of 18%, which was using DOT standards, talking with the Rutherford County Planner, and the fire service, we felt a responsibility to change the grade to 15% with the possibility of up to 18% variance in hardship cases. This was not entered into lightly. We drove several 18% grades and feel in terms of safety, that 15% was better. Please see attached information. Meliski asked questions about switchbacks and the current 18% grade.
The zoning official will gather information and advice from Chimney Rock Volunteer Fire Department, the
county
Fire Marshal
and the Lake Lure Fire Co-coordinator.
Peter asked a question about collector roads. Bob Wald made a statement regarding the variance procedure, saying it might need additional verbage. He also feels that Danny Brothers of the Falls Subdivision is entitled to 18% for the balance of his project.
Ann made a motion and Peter seconded to have these revisions presented to CRV Council.
